Real estate/Buildings: Document with information on real estate in the process of establishing reciprocity

Foreigners may acquire ownership rights to real estate in Slovenia only on the condition of compliance with reciprocity. The document with information on real estate constitutes a mandatory annex to the application for declaration of reciprocity.

Upon the request of a foreign natural person or legal entity, the Surveying and Mapping Authority issues a document with information on real estate in the process of establishing reciprocity.

Foreigners who want to acquire ownership rights to real estate in Slovenia must submit an application for declaration of reciprocity to the Ministry of Justice. This application must be accompanied by a document with information on real estate which is issued by the Surveying and Mapping Authority upon the request of a foreign natural person or legal entity.


Upon the receipt of an application for the document with information on real estate, the Surveying and Mapping Authority carries out a field inspection and invites competent authorities to provide information about the areas where the real estate is located within eight days. On the basis of field inspection, its own records and obtained information, the Surveying and Mapping Authority issues the required document. If the competent authorities do not provide information, the document is issued on the basis of the available information. The Surveying and Mapping Authority refuses to issue the document if it finds that the property is not registered in the Land Register.
